Overview
Real property doesn't stop at death. Know what happens next.
When a property owner dies, real estate and probate law collide - and the attorney who is fluent in both has the advantage. This foundational, six-hour course walks you through the full life of real property as it moves through lifetime planning, estate administration, and final transfer of title, along with the tax, creditor, and ethics issues that ride along. Because these rules vary from state to state, you'll learn the frameworks that hold nationwide and exactly where to stop and check your own jurisdiction. You'll come away able to handle real property at every stage with confidence. Register today!
- Discover how title actually vests at death and how to use TODDs, trusts, and LLCs to position property in advance.
- Clarify when the executor can sell, when court permission or beneficiary consent is required, and how to move estate property through a clean sale.
- Identify and prioritize claims against estate property and resolve insolvency and insurance issues.
- Capture the step-up in basis, recognize the estate and income tax triggers that catch generalists off guard, and report real property transfers without surprises.
- Recognize and respond to the will contests, partition actions, and title and possession fights that can cloud title and stall a transaction.
- Take an estate across the finish line and deliver a clean, marketable title into your beneficiaries' hands.
