Nathan G. Osborn
is an equity shareholder with Montgomery Little & Soran, PC, in Greenwood Village, Colorado. His practice is focused on real estate litigation, real estate transactions, and commercial litigation. Mr. Osborn also helps numerous real estate and medical businesses by acting as their full-service corporate attorney. In addition to his work for clients, he can be hired as an expert witness in cases involving real estate issues. Mr. Osborn is licensed to practice in Colorado and Nebraska. He represents a broad mix of clients, but primarily handles matters relating to real estate title and access disputes, title insurance, boundary disputes, landlord-tenant disputes, leases, foreclosures, title agent negligence, liens, easements, real estate purchases and sales, real estate development, condominium conversions, real covenants, spurious liens, partitions, business formation, and real estate broker license complaint cases. Mr. Osborn earned his B.A. degree from Texas Christian University and his J.D. degree, with distinction, from the University of Nebraska College of Law.

Sandra Emerson
is a managing member of Emerson Law Firm, LLC. Her practice encompasses real estate matters, such as residential and commercial real estate closings, foreclosure defense and loss mitigation, bankruptcy and collections matters, contract law, construction law, consumer law, civil and commercial litigation, mechanics' lien litigation, and labor relations and employment matters. Ms. Emerson has served as an arbitrator for the Cook County, Illinois Mandatory Arbitration program; and as either an attorney or real estate broker has successfully represented thousands of clients in sales and purchases, including numerous short sale transactions. She earned her B.A. degree from Augusta University and her J.D. degree from Chicago-Kent College of Law, Illinois Institute of Technology. Ms. Emerson is a member or past member of numerous organizations, such as the Illinois State Bar Association, Illinois Real Estate Lawyers' Association, National Association of Consumer Bankruptcy Attorneys, National Association of Consumer Advocates, and Illinois Association of Foreclosure Defense Attorneys, for which she served as the director of programs and a member of the AFDA Legislative Committee. She has been named a Leading Lawyer in real estate every year since 2017 and is rated 10/10 on Avvo.com. Ms. Emerson is licensed to practice in Illinois and Georgia.

Eric M. Steven
is the Principal and Managing Lawyer of Steven Law Office in Spokane with a practice emphasis in the area of landlord-tenant relations and housing. He practices in both state and federal courts in all Washington counties east of the Cascades and in northern Idaho. Mr. Steven litigates landlord/tenant cases involving eviction, ejectment, commercial litigation, fair housing claims, and a variety of other landlord-tenant issues. He is one of the few attorneys in Washington to actually defend a fair housing case in a federal court jury trial. Mr. Steven is acting counsel for numerous property owners, landlords, management companies, mobile home parks, and subsidized housing providers. He is active in legislative reform and advisory counsel for the Washington Apartment Association. Mr. Steven earned his B.A. degree from the University of Oklahoma and his J.D. degree from Gonzaga University School of Law. As a licensed instructor in real estate, he frequently lectures to attorneys, property managers, law enforcement, and owners at continuing legal education programs. He is the author of From Landlord/Tenant to Debt Collector/Consumer and Back Again, Gonzaga Law Review, Vol. 35, 1999-2000, No 2., and A Comparison of Residential Tenancies in Idaho and Washington State (2013), now available on the internet, publication pending. For the last several years, Mr. Steven has been an invited speaker at the Trends conference in Seattle, Washington, the northwest's largest rental housing management conference. As one of the most highly evaluated CLE instructors statewide in 2003, he was selected by the Washington State Bar Association to speak in the WSBA Encore "Best of CLE" series. Mr. Steven is a frequent speaker for the Washington State Bar and Spokane County Bar Association. He is a member of the Washington State, Idaho, Spokane County, Federal, and Eastern District of Washington Bankruptcy bar associations. In 2019, Steven Law Office was named Top Housing Law Firm of the Year by Lawyer Monthly magazine. In 2023, Inc. magazine named Steven Law Office a Power Partner in business. Mr. Steven was named by National Business Institute, a nationwide CLE sponsor, as the “Outstanding Faculty Member of the Year for 2023”, based upon peer review and other factors.

Charles Spraggins
is the founding member of Spraggins Law Firm, LLC. He is licensed to practice law in the states of New York and Georgia. Mr. Spraggins began his career in New York City conducting due diligence, handling residential real estate closings, and counseling condominium and cooperative boards. He also litigated commercial and real property disputes throughout all five boroughs of New York and Long Island. In Georgia, Mr. Spraggins's practice focuses on real estate law, including residential and commercial closings, and title curative work. He earned his B.A. degree from Georgia State University and his J.D. degree from Georgia State University College of Law.

Stephen M. Kessler
is general counsel at Fernmoor Homes. He brings to the firm his broad experience in commercial real estate law, title expertise and business transactions to manage and resolve issues for his clients in an efficient and time sensitive manner. With a diverse background in all areas of real estate law, Mr. Kessler represented large and small companies, government agencies and institutions in financing, development and acquisitions, low-income tax credit transactions, leasing, and zoning and land use. He is a member of the Delaware State, Pennsylvania and New Jersey State bar associations. Mr. Kessler is an adjunct professor at Widener Law School and has spoken on the topic "Landlord Tenant Law - How to Prosper in the New Market." He earned his B.A. degree, high honors in history, from Muhlenberg College; and his J.D. degree from Rutgers Law School. During his time at Rutgers Law School, Mr. Kessler was also the research editor of the Rutgers Law Journal.
