Susan A. Nixon
is a member at Lemery Greisler LLC. She focuses her practice in the areas of real estate, economic development and project development, banking and commercial finance and trust formation and administration, estate planning and administration, and succession planning. Prior to joining Lemery Greisler LLC, Ms. Nixon was with a local long-term care and estate planning firm with a supplemental focus on business planning and real estate. She also has significant experience in real estate development. Ms. Nixon is the immediate past board president of LifePath, the Albany non-profit (formerly Senior Services of Albany) that provides a broad range of supportive services for our older community adults, including but not limited to meals-on-wheels, adult social day programs, social events, insurance counseling. She is admitted to practice in the State of New York. Ms. Nixon earned her B.A. degree from Queens College and her J.D. degree from St. John's University School of Law.

Heather M. Fuller
is an attorney at Sandberg Phoenix and works in the business litigation practice group. Her practice focuses on creditor's rights, title resolution, mortgage servicing law, and real estate related matters. With over twenty years of foreclosure, eviction, and title insurance experience, Ms. Fuller is proficient in handling all aspects and phases of the default servicing process. She routinely represents lenders, investors, and servicers as they navigate state and federal compliance questions and resolve borrower disputes. Ms. Fuller has extensive experience resolving complex title issues including disputed easements, boundary lines, lien priority, clouds in the chain of title, and title insurance claim coverage matters. She has assisted clients with drafting both commercial and residential loan origination and loan modification documents. Ms. Fuller earned her B.A. degree from Eastern Illinois University and her J.D. degree from St. Louis University. She is licensed in Missouri, Illinois and Kansas, and is a member of The Missouri Bar, Illinois State Bar Association and American Bar Association. Ms. Fuller frequently speaks on topics relating to foreclosure, title defects and title insurance for mortgage servicing and attorney organizations.

Oscar R. Rivera
is the chairman of Siegfried Rivera's real estate/corporate practice group. His practice focuses on real property and corporate law, representing numerous developers, investment companies, business owners, municipalities, lenders, retailers and management companies throughout the United States and Latin America. Since 1981, Mr. Rivera has handled a broad range of matters involving the development, leasing and financing of various classes of commercial real estate including retail, office, industrial, multifamily and mixed-use properties. His expertise lies in acquisition and sales, leasing, contract/lease enforcement and evictions, loan transactions, foreclosures and workouts. Mr. Rivera is a fellow in the American College of Real Estate Lawyers.

Lindsey L. Hobbs
is an attorney at Hodges Doughty & Carson Attorneys. She is a Special Counsel, practicing in the areas of commercial transactions, real estate acquisitions and development, real estate litigation, estate planning, and probate litigation. Ms. Hobbs has represented clients in business acquisitions and sales, specifically in real estate transactions with multifamily and recreational properties and participated in successful transactions totaling $250 million in assets in more than a dozen states. Her experience includes transactions with both owner financing and agency debt, as well as the transfer of assets subject to USDA Rural Development loans. Licensed in Tennessee, Georgia, and South Carolina, Ms. Hobbs represents both businesses and individuals in litigation related to contract and real property disputes in both state and federal courts. She advises clients in estate planning and strategic business succession planning and has participated in numerous probate litigation matters relating to elder financial exploitation and breach of fiduciary duty. Ms. Hobbs earned her B.A. degree from the University of Tennessee in 2006, and her Juris Doctor degree from the University of South Carolina School of Law in 2009. Prior to returning to Knoxville, she practiced in a boutique creditors' rights firm in Savannah, Georgia, focusing on commercial litigation on behalf of financial and healthcare institutions, and matters associated with post-foreclosure commercial property transactions. Ms. Hobbs also served as counsel for creditors, including the Chapter 7 Trustee, on litigation matters in the U.S. Bankruptcy Court.
